Alvarez & Marsal

Piazza Cordusio

Several rooms in a building in the historic center of Milan needed to be converted back into a prestigious office for a large multinational finance company. The need was to adapt the space by combining corporate growth with new technologies for broadcasting video conferencing for plenary meetings with international clients.

Thus, soundproofing from outside noise and eliminating interference between adjacent spaces to ensure client privacy was one of the priorities of the project, which also had to take into account an absolute budget and control of all phases of the work (both renovation and furnishing) so as not to generate unforeseen expenses.

The structural constraints of a period building had to be managed to ensure the best technologies in terms of systems, connectivity (network ducting, ease of cleaning and maintenance), combined with a refined aesthetic. The entire office is also air-conditioned through a multi-split airflow (VRF) system, a centralized system for management, control and self-diagnosis of the air conditioners. The indoor units have been hidden under the ceiling and operate individually to give maximum comfort to each individual room-the multi-split design made it possible to select the most suitable model for each type of room.

Multifunctional openings have been placed in the central corridor, which in fact serve as air-conditioned air intake, inspection and maintenance of the air-conditioning units, and light generation through energy-efficient bulbs hidden by small square aluminum sheets that look like lamps and ceiling. The systems adopted are energy-saving and quiet due to the fact that when outdoor temperatures drop, the unit automatically switches to low-noise mode to reduce operating noise by 3dB. (With an outdoor temperature of 25°C).

Optimal sound insulation from road traffic was achieved by using two sets of laminated glass windows with a vibration-blocking PVB plastic inner layer. The frames are fitted with spring seals that exert constant pressure on the glass panels. This constant pressure prevents sound leakage and helps prevent noise from vibrating through the glass. Elimination of interference between neighboring spaces to ensure customer privacy was achieved by using sound-absorbing walls consisting of a double layer of gypsum board combined with polyurethane and lead panels.

The project was honored in London by the European Property Awards.
